The complexities of modern construction are such that increasingly specialist knowledge is required for each element of major projects. With this in mind, the Practice provides a Consultancy Service offering advice on all aspects of building.
Feasibility Studies
Preparation of Feasibility Studies outlining possible courses of future action in relation to properties including financial advice on present and future maintenance problems. Consideration of practice alternatives and possible redevelopment potential with detailed comparative costs.
Preliminary Cost Advice
Preparation of initial cost estimates and comparative evaluations. The formulation of development programmes.
Cost Planning & Control
Cost Planning aims to help members of the design team to achieve the required design and stay within budget. Maintenance and running costs are taken into account to achieve a thoroughly cost effective project. Constant monitoring ensures that potential over-spending can be observed and rectified in good time.
During the period of contract, regular valuations of work under construction are prepared and monthly financial statements issued.
On completion of the work a detailed Final Account is produced.
Tendering Procedures
Advice on the appropriate type of contract for any particular project is provided.
Competitive tenders are the normal means of procedure but alternative forms of contract procurement may be recommended to meet the requirements of the Client.
Preparation of Tender Documents
The Bill of Quantities translates the drawings, plans and specifications into one document prepared under predetermined rules to enable contractors to calculate tenders on a common basis. They also form a crucial element in effective cost control.
In certain circumstances alternative tender documentation may be appropriate.
Contract Documentation
Advice and preparation of appropriate forms of contract.
Arbitration & Disputes
Preparation and presentation of expert evidence in cases of arbitration and disputes in building contracts.
Negotiation and settlement of contractor’s claims (e.g. contracts where no Quantity Surveyors have been appointed)
Insurance
Assessment of replacement costs of building for insurance purposes.
Measurement, valuation and agreement of fire and other damage relating to insurance claims.
Contractors Estimates
Preparation of estimates for Contractors based on "builders" quantities including schedules of rates and analysis of labour and material elements.
Tax & Accounting
Preparation of schedules and expenditure statements for tax and accounting purposes.
