
CAC Monitoring Systems Ltd hold UKAS accreditation as a Type C Inspection Body, (Inspection Body Number 196), for the surveying of buildings for asbestos. The company have British Occupational Hygiene Society (BOHS) qualified asbestos surveyors, who hold the proficiency certificate P402. The company offers a UK nation wide service together with a quick survey turn around. All surveys are dovetailed to meet the customers needs
and contain detailed room by room information, asbestos identification test reports, photographs and indented drawings (if available). Surveys can be presented in various computer friendly formats, such as non-editable pdf format, as well as the original hard copy.

DO I NEED AN ASBESTOS SURVEY?
Duty To Manage
From May 2004 it is the duty of non-domestic building owners to manage asbestos within their properties. Locating asbestos within buildings would require a survey to be carried out. CAC Monitoring Systems Ltd are UKAS accredited for this work.

ASBESTOS...
What Is Asbestos? Asbestos is a naturally occurring silicate mineral with long, thin fibrous crystals.
Where Is Asbestos Found? Asbestos was used most extensively within buildings between the 1950's and 1980's and formed part of hundreds
of types of materials, from plastics to boards. Asbestos was used most commonly for heat and sound insulation and fire protection.

There are three distinct types of asbestos survey that CAC Monitoring Systems Ltd are able to carry out based upon The Health & Safety Executives document 'MDHS 100 - Surveying, sampling and assessment of asbestos-containing materials', these are detailed below:

MDHS 100 TYPE 1 ASBESTOS SURVEY
Location and assessment survey (presumptive survey)
A Type 1 Survey is used to locate the presence and extent of asbestos-containing materials (ACM's) within a building. Positive identification of a material cannot be made as no samples are taken. Materials are either presumed or strongly presumed to be asbestos.

MDHS 100 TYPE 2 ASBESTOS SURVEY
Standard sampling, identification and assessment survey (sampling survey)

The most common survey, a Type 2 Survey is identical to a Type 1, however representative samples of each suspected ACM are taken leading to a positive or negative identification of the material. This survey is far more useful to a building manager as firstly it complies more fully with recent legislation (Regulation 4, Control of Asbestos Regulations 2006) and secondly asbestos materials positively identified can be effectively managed.

MDHS 100 TYPE 3 ASBESTOS SURVEY
Full access sampling and identification survey (pre-demolition/refurbishment survey)
A Type 3 Survey is identical to a Type 2 however all areas of a building, including concealed voids, wall cavities etc are accessed forcibly in an attempt to identify all ACM's within a building. This type of survey is required prior to major refurbishment to the fabric of the building or demolition.

In autumn 2009 the HSE will be issuing 'Asbestos: The Surveyors Guide', replacing MDHS 100, and the definitions for asbestos surveys will be modified. Details will be presented here once the document is published.

OUR SURVEY REPORT
On completion of the site survey, CAC Monitoring Systems Ltd will compile a survey report, this will contain:
A discussion listing asbestos materials identified along with surveyors comments
Asbestos register - room by room information, asbestos materials extent and type detailed
Asbestos sampling test reports - analysis carried out by our in-house UKAS laboratory
Photographs of asbestos materials in- situ
Labelled and colour coded drawings

MANAGE THE RISK The Surveys Complete - What Next?
Following the completion of a Type 2 Asbestos Survey the ACM's identified need to be effectively managed and any issues highlighed by the survey rectified. There are three main types of action required:
Removal of ACM Repair and Encapsulation of the ACM Manage and Inspect the ACM (at least bi-anually)

CAC Monitoring Systems Ltd offer assistance with the management of ACM's identified in our survey reports. Data from the register is input into our simple to use software allowing you to prioritise all ACM's identified into the
three categories detailed above. This process is known as a Priority Assessment and is based upon the HSE document 'A Comprehensive Guide to Managing Asbestos in Premises (HSG 227)'.
