This is the model operated by Copper Dragon Estates Ltd, the freehold of the property is owned by the company, and then let out on a commercial Lease to an individual, couple or business that operates the premises.

Copper Dragon Estates receives a return on the property asset in the form of rent.

Taking a Copper Dragon Lease is as good as running your own business; the difference being rather than owning the pub you are leasing it. In the main you are able to operate the pub as you wish with a virtual free of tie policy. We believe our leasehold policy is the best in the UK.

For the consideration of the ingoing 20 year lease premium the benefits are as follows:

How we differ from the majority of Pub Companies.

• We offer a virtual free of tie lease with the exception of cask ales, in addition to Copper Dragon Ale’s we allow the lessee to purchase a guest ale from the approved supplier list.
• The lessee receives substantial discounts from approved suppliers dealing directly but using the brewery’s buying power, we believe that even free trade buying prices are not as beneficial to the lessee.
• We charge a fair rent for the property, increased turnover does not mean increased rent, or rent inflated with the offer of superficial discounts.
• We do not receive any share whatsoever of profits related to turnover i.e. liquor, catering or gaming machines.
• The lessee is allowed to develop the business with a right to enjoy policy.
• The lessee receives support from the brewery including a variety of training options, i.e. Brewing, Cellar Management, Dispensing, Sale’s & Marketing and House Management.

In return our Landlords will offer the finest quality cask ales and lagers to be enjoyed in a clean and welcoming environment.
