Property Development

Telecommunications issues related to property development are common problems that we address. ECS offers a range of services for developers.

 

Environmental Statements

Developers are sometimes asked to comment on the environmental issues of masts close to new-build sites. We are able to provide a full environmental impact assessment for sites close to mobile phone masts. Our consultant has a Master's Degree in Environmental Impact Assessment and Management as well as being a qualified radio systems engineer.

Advice on Planning Issues

Many potential development sites have existing mobile phone base stations on them. ECS can advise on the issues surrounding getting them moved. Clients include the Alexandra Hospital, Manchester and Jakim Ltd.

Radiowave Exposure Levels

Some Local Authorities seek independent survey information from developers on public exposure to radio waves. ECS can arrange electromagnetic surveys to test for ICNIRP compliance and comment authoritatively on planning issues related to mast on on near development sites. Clients include Enviros, Fairview New Homes and several Local Authorities.

Planning for Telecommunications

ECS can provide independent advice to developers on the potential for telecommunications operators using their buildings or property as a mast site - and the potential pitfalls! Working with others we can advise on how to maximise returns.

Television and Telecommunications Interference from New Buildings

We provide guidance on how these potential problems can be overcome. Clients include Sainsburys and several Local Authorities.

Case study

North Wales Newspapers were considering a site for a new paper production plant. Adjacent to the site is a mobile phone mast. In their agreement with the landowner, the mobile phone company had incorporated several clauses obliging the landowner to ensure that developments close to mast did not affects its operation.

ECS was contacted on behalf of North Wales Newspapers and asked about the potential issues. We identified:

bulletshadowing (new development blocking the radio signals from the mast)
bulletobstruction of microwave links
bullethealth and safety issues both during the construction phase and afterwards
bulletelectromagnetic compatibility (will the mast interfere with electronic equipment in the plant or will the equipment in the plant interfere with the mast?)
bulletpotential subsidence issues
bulletphysical access issues.

We carried out a survey looking at these issues and were able to suggest mitigating actions where necessary. We carried out our work rapidly - the whole process, from initial instruction to delivery of our report, was done in less than 1 week.
