Roof Surveys and Assessments - Case Studies

Case Study 1- Metal Cladded Roof

A recently completed built-up metal cladded roof on a large leisure complex was experiencing ‘leaks'. RAM Consultancy were commissioned to undertake a series of investigations to determine the cause(s) of the ‘leaks'.

The investigations identified that there were major and significant breaches in the vapour control layer allowing warm moist air from within the leisure complex to be ‘pumped' through the perimeter detail and mansard and into the roof where it was then condensing.

The condensate had saturated the insulation and was entering the building through penetrations in the liner tray, such as, the fixings for the spacer bar system. The ingressing water was then dripping from the purlins into the building. The investigations showed that the condensation was as a result of design and installation defects. The investigations also identified numerous other defects that required remedial works, for example, incorrect installation of the spacer bar system that affected the structural integrity of the roof.

Monitoring of the internal environment over a period during the winter showed that the internal environment was maintained at a constant temperature and humidity and fluctuations where not altering the ‘dew' point' and therefore allowing condensation to occur.

RAM Consultancy prepared a Specification for the required remedial works and provided daily supervision of the remedial works ensuring that they were completed in accordance with established good site practices and the Specification. The RAM Consultants on-site closely supervised the works and when necessary instructed corrective actions by the roofing sub-contractors.

Case Study 2 – Built-Up Felt Roof

A dispute existed between a householder and roofing contractor and manufacturer over the installation of refurbishment roof covering. Despite various meetings between the parties and some remedial works the dispute could not be resolved and legal actions were immanent. RAM Consultancy were instructed to undertake a condition survey and make recommendations on any necessary remedial works.

The condition survey showed that the refurbishment roof covering had not been installed in accordance with established good site practices or the manufacturers recommendations. RAM Consultancy made recommendations on the scope of the remedial works required. The manufacture implemented these recommendations and the dispute was successfully resolved.

Case Study 3 – Concrete Tiled Roof

A Government agency was renewing a lease on a property. They had experienced some leaks and required an independent condition survey of the roof and recommendations for any necessary remedial works to ensure that the roof performs satisfactorily for the lease period.

A RAM Consultancy tiling and slating consultant inspected the roof and prepared an independent condition report and made some recommendations for replacement of some of the existing verge details that were allowing water to enter into the roof construction and offices below causing disruption in the office. The condition survey showed that in general the roof was in a good condition and should perform satisfactorily for the duration of the lease.
