What is the maximum number of people allowed in the villa?
The villa holds 14 people in 6 bedrooms comfortably; there is also two baby cot/cribs.
Are smoking or pets allowed?
For the comfort and safety of all guests, smoking is strictly prohibited within the villa, which is fitted with smoke detectors. No pets are allowed.
How far away are the main attractions?
The villa is only 2 miles (5 minutes) from Walt Disney World, which is one of the closest residential communities to these theme parks. Sea World is 10 minutes away and Universal 20 minutes. This is one of the major reasons this is such a sought after area. After a long day at the Parks you can get the children home and into bed in a matter of minutes!
Does the pool back on to other properties/walls etc.?
Unlike some villas, which back on to walls or other properties, the villa has views over a private lake (guaranteeing privacy).
How do we locate/enter the property?
Directions and keypad entry code will be sent to you 2-3 weeks before your arrival.
Will we have to bring bed linen/towels etc.?
The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.
Do you have any facilities for small children?
The villa comes complete with a cot, a highchair, Bottle Steriliser, Bath Cradle, Feeding Equipment, Baby Bouncer Chair, Baby Monitor and Cot Bedding. We also have safety alarms fitted on the patio doors to prevent children venturing out to the pool un-detected.
Is the pool heated?
The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heating from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

Are there stores near by?
The villa is minutes from a 24 hour supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there is a wide variety of stores on Highway 192.
Are there any Restaurants nearby?
There is a wealth of restaurants at the Formosa Shopping Centre which is 2 minutes away including: Outback Steakhouse, McDonalds, Chic Filet, Taco Bell, Red Lobster, TGI's, Dennys along with Chinese, Italian etc, many of whom will deliver. On highway 192 there are many others including themed restaurants.
Are there any medical services nearby?
Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 2 minutes away.
What services are provided?
The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.
Who do we contact for questions/emergencies?
We have employed a professional (24 hour/7 days a week) management company to look after your every need. Management companies do vary dramatically in what they offer. We believe ours is the best in the business - nothing is too much trouble!
Do we pay extra for any of the equipment in the villa?
Absolutely not!
