1. The signing of the booking form constitutes acceptance of these conditions by the client and warrants that he/she is authorised to accept them on behalf of any other names on the booking form. The booking conditions still apply even if for some reason the booking form has not been signed (i.e. because of a late booking by telephone).

2. A 10% deposit is payable on booking (non-refundable). The booking is not secure until the deposit has been received and cleared in the owners bank account.

3. The balance of the holiday cost is payable 10 weeks prior to departure. Bookings placed within 10 weeks of departure require full payment. All cheques should be made payable to Julie Calvert.

4. A conditional refundable security deposit of £150/$250 is payable with the final holiday balance. This will be refunded upon confirmation from our management company that no loss or damage has occurred during the use of the property by the parties to this agreement.

5. If clients should cancel the holiday, or the company cancels the arrangements due to the clients' failure to pay the balance within the time allowed before departure, a cancellation charge will be levied based on the following:

6. All cancellations must be notified in writing. The effective date of cancellation is the date that your notification in writing reaches our office. Clients are strongly recommended to take out holiday cancellation insurance to cover any losses.

7. This contract is subject to and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.

8. All hire cars must be parked in the garage provided or on the driveway. A residents association governs the property and fines are liable if cars are parked on the road adjacent to the property. The owners accept no liability if such a fine occurs.

9. Motor homes are not permitted within the estate.  Fines are liable if you park a motor home within the estate. The owners accept no liability if such a fine occurs.

10. The owners accept no responsibility for and shall not be liable in respect of loss or damage or changes caused by force majeure events (e.g. strikes, floods, fire, closure of airports, weather conditions) or any other event beyond their control.

11. The property has a swimming pool. The owners and owners' agents do not accept liability for injury howsoever caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool. No one should use the pool during a thunderstorm.

12. All information given is correct at the time of printing. However, the owners are not always able to control all of the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond their control and for which the owners accept no liability.

13. The owners do not accept liability for loss of main services, such as electricity or water supplies, nor for the consequences of the actions or omissions of persons who may control supply main services.

14. The property is only covered by liability insurance. The owners accept no liability for loss or theft of clients' personal property at any time in the property or the pool area, or any location in the U.S.A. Clients are responsible for their own 'all risks' insurance.

15. In the unlikely event that due to circumstances beyond the reasonable control of the owners, which necessitates the cancellation of the holiday arrangements, the owners reserve the right to either refund only the money paid by the client or to make alternative arrangements with a mutual agreement by the client.

16. The property will be available from 4pm on the first day of the booking and must be vacated by 10am on the day of departure, for cleaning purposes by our Management Company.

        17. For the comfort of other guests, smoking and pets are prohibited anywhere within the property. If our Management Company find that anyone has been smoking or kept pets within the property, then the clients will automatically forfeit the full security deposit. Should any dispute arise in these circumstances, both parties will treat the report from the Management Company as fact.
