Terms & Condtions
Bookings made either by telephone, email, online or via VisitScotland are subject to terms and conditions. Once a booking has been made you the guest are bound by these terms and conditions and agree to abide by them.
- NO SMOKING: Smoking within the premises is strictly not allowed and is against the law. There are signs posted throughout the property as well as within the rooms as a reminder. Smoking in the premises will result in a £50 fine. Cleaning costs may also be levied as well as any damages.
- Candles, incense and other flamable goods are strictly prohibited from being used within the rooms!
- CANCELLATION POLICY: We have a 48 hr cancellation policy. Should you need to cancel your booking you must do so within 48 hours of your scheduled stay. Cancellations received less than 48 hours in advance will result in a 50% charge. If no cancellation is received at all (no show), or you fail to check in you will be held liable for the full cost of the booking.
- DAMAGES: Normal wear and tear to the rooms is to be expected but damages must be paid for in full on departure.
This includes, but is not limited to: carpets, curtains, bed linen, towels, etc.
- We withhold the right to invoice you for any damages not brought to our attention by yourself. Invoices must be paid for in full within 7 days. Invoices not settled in full within 7 days will be referred to the Federation of Small Businesses (FSB). A small claims case will be raised within 14 days which we will pursue the full cost of the invoice, costs associated with the filing of the claim, travel expenses, and any other out of pocket expenses.
- DEPOSITS: We do not require a deposit for any bookings made via phone or email, however, we do require a debit/ credit card number to store on file to secure your booking, (please also see the 48 Hour cancellation policy listed above). We do not take any deposit from your card on these particular bookings. Online bookings and those booked through VisitScotland are subject to a deposit. Should you need to cancel or change your booking you may or may not loose your deposit which is not within our control. Phone or email bookings made without VisitScotland or without the online booking system also require a credit/ debit card number to be held on file.
- DISCLAIMER: We will not, under any circumstances, use or sell your personal or credit card details to anyone! Assuming no damage or additional costs, your credit card details are destroyed the day of your departure upon settlement of your invoice. We do reserve the right to bill the credit/ debit card on file for any damages or no shows.
